  • Pre-purchase building and pest inspections are recommended when you are buying a property. Your offer will usually be subject to a building and pest inspection clause, which time sensitive and needs to be completed within short notice.

    We understand that there is plenty to organise when buying a new house, so we endeavour to book your inspection in as soon as possible within the timeframe and will organise the required access directly with the real estate agent to make the process as smooth as possible for you.

    The building inspection will compare the property to other homes of a similar type, age and construction method/materials used. Our Inspector will identify any structural issues or safety hazards regarding the property, with advice on improvements required to bring the house up to Standard.

  • Pre-sale building and pest inspections are usually carried out when you are planning on selling your property. The intention of this is to identify any areas of concern so you are aware of them, or can address them prior to your property being listed for sale. The benefit of undertaking a pre-sale inspection yourself, means you are armed with all the information you need regarding the state of your house, thus avoiding any surprises should the purchaser choose to engage a building and pest inspection independently.

  • Pest Inspections provide peace of mind, ensuring there are no unwanted guests hiding on your property. All of our pest inspections are carried out using a moisture meter and the latest thermal imaging technology.

    Thermal imaging cameras
    Currently, the thermal imaging camera is not part of the Australian standard, however we believe it is an invaluable tool in assisting to identify ‘hot’ and ‘cold’ spots. Termites typically bread in hot and humid conditions, so activity is easily detected by these ultra-sensitive cameras.

    Additionally, moisture is one of the biggest threats to a building's structural integrity. All too often, it's not detected until it can be seen with the naked eye. By that time, extreme amounts of damage have probably been done. Thermal Imaging Technology can detect even the smallest amounts of moisture in a building. This state-of-the-art technology allows Tom to locate the signs of moisture before they cause serious problems.

    Moisture meters
    A moisture meter can detect high levels of moisture retention in internal wall cavities and exposed timbers. High moisture areas in a dwelling may attract or contain termite activity. High moisture readings are often located in or adjacent to bathrooms, kitchens and laundries.

    When high moisture readings have been detected, a recommendation will be made to have the area assessed further for termite activity. A moisture meter will also detect moisture from leaking pipes or rising damp. All high moisture readings should be investigated further to determine the cause.

    Tapping Devices
    A sound tapping device is a thin fiber glass rod with a plastic ball at the end of it. This is used to tap walls, timber frames or skirting boards, to check for hollowness, which could indicate the presence of a termite infestation.

  • Maintaining pool fences and safety barriers is essential to reduce the number of young children drowning and serious immersion injuries in pools.

    Queensland's current pool safety standard was introduced on 1 December 2010 and all pools, new and existing, must comply with the standard. It is a requirement that all pools in Queensland be fenced and registered on the pool safety register. The pool safety register includes a record of pools in Queensland and pool safety certificates issued. Queensland Government legislation allows Council to issue on-the-spot fines for pool fencing not complying with the standards.

    A pool safety certificate, is required when selling, buying or leasing a property with a pool. Pool safety certificates are valid for one year for a shared pool and two years for a non-shared pool.

    Inspection Process
    Once the Pool Safety Inspection has been completed, the pool will be found to be Compliant or Non-Compliant.

    Compliant
    If the pool is deemed fully compliant, we will issue the relevant Pool Safety Certificate.

    Non-Compliant
    If your pool is not deemed compliant, then the owner will be issued with a Non-conformity Notice (Form 26), as well as a report detailing all the items needing correction and will have 90 days to address all the items. Once all issues have been rectified, we will be able to re-inspect the pool so a Pool Safety Certificate can be issued.

    By law, the pool must be entered in the pool register as Non-compliant, and re-inspection will need to be completed by the same inspector (Tom) so that a Pool Safety Certificate can be issued, and the pool registered as compliant.
