Do I really need a Building and Timber Pest Inspection?
Buying a property is one of the largest financial decisions you'll ever make. A Building and Timber Pest Inspection is a small investment that can save you from costly surprises later on. Our qualified inspector provides a comprehensive report on the property’s condition, identifying issues ranging from cosmetic defects to structural problems and hidden timber pest infestations. With our thorough inspections, you’ll have the confidence to move forward with your property purchase, knowing it’s a sound investment.
Who carries out my inspection?
At OneHome Inspections, all inspections are conducted by Tom L’Estrange, the Director and Lead Inspector. Tom has over 20 years of experience in the building and construction inspection industry. His extensive knowledge ensures you get the most accurate and reliable assessments for your property.
Who organises my inspection?
We make the process as smooth as possible. OneHome Inspections will handle all the arrangements with the real estate agents, tenants, or sellers to gain access to the property. We ensure a seamless experience so you can focus on the next steps of your property purchase.
Can I attend the inspection?
Yes! We encourage clients to attend the inspection. This allows you to speak directly with Tom, ask questions, and gain a better understanding of any defects or issues found on-site. If you’re unable to attend, Tom will call you to discuss his findings and will send the detailed inspection report after the inspection is complete.
How long does an inspection take?
On average, a combined building and timber pest inspection takes between 60 to 90 minutes. The exact duration will depend on factors such as the size and condition of the property. Older homes or those with significant defects may take longer to inspect.
When will I get my report?
We understand the importance of quick decision-making. That’s why we guarantee that you will receive your building and/or timber pest inspection report the same day the inspection is carried out. This allows you to move forward with confidence in your property purchase.
What is Thermal Imaging? And do I need it?
Thermal Imaging is a key part of our inspections at OneHome Inspections. Using a thermal imaging camera, Tom can detect hidden issues such as moisture leaks or termite activity that might not be visible to the naked eye. It’s an invaluable tool that provides an extra layer of detail and accuracy to your inspection. Read more about our thermal imaging technology here.
Do you inspect the roof void?
Yes. If your roof void is accessible by ladder and safe to access then Tom will inspect it. If Tom deems the roof void unsafe to enter then they will conduct the inspection as best they can by other means.
what standard do your inspections meet?
All of our building and timber pest inspections are carried out in strict accordance with the Australian Standard (AS 4349.1-2007 for building inspections and AS 4349.3-2010 for timber pest inspections). This ensures our inspections meet the highest professional benchmarks, giving you confidence in the accuracy and quality of the service.
